Pattaya is several very different districts: from quiet beaches in the north to the noisy centre and villa estates in the east. Prices per square metre differ by almost a factor of two. Below is a short guide with figures from the current listings on our platform (October 2026).

Wongamat and Naklua
The north of the city, the calm Wongamat beach, and high-rise condominiums with rooftop pools and bay views. Suited to living and premium rentals. Apartments in Wongamat and Naklua (in Russian).
North and Central Pattaya
The city centre: Terminal 21, Central, the Beach Road waterfront, and restaurants and services within walking distance. An expensive square metre and high demand for short-term rentals, but also noisier. Central Pattaya (in Russian).
South Pattaya
Walking Street, Bali Hai pier, nightlife. Chosen for renting to tourists; not the best option for a quiet life. South Pattaya (in Russian).
Pratumnak
A green hill between Pattaya and Jomtien, small beaches (Cosy Beach) and a calm atmosphere. Plenty of resale listings and some of the most affordable prices per metre near the sea. Apartments in Pratumnak (in Russian).
Jomtien
A long beach, a large Russian-speaking community, and many condominiums for every budget - from studios to apartments with sea views. The biggest choice on the platform. Apartments in Jomtien (in Russian).
Na Jomtien
The south of Jomtien: new resort projects, Ocean Marina and quieter beaches. A good choice for new builds. Apartments in Na Jomtien (in Russian).
East Pattaya
Beyond Sukhumvit: villas and houses in gated estates, lakes, international schools and golf. You need a car, but you get more space for the same money. Villas and houses in Pattaya.
How to choose
- For renting to tourists - Central and North Pattaya, Wongamat, the first line in Jomtien.
- For living with a family - Pratumnak, Jomtien, East Pattaya (villas).
- On a budget - Pratumnak and Jomtien: a lower price per metre and lots of resale.
