Pattaya or Phuket: where is it better to live and buy property
Pattaya Navigator · updated 2026-10-14
Pattaya and Phuket are the two main resorts in Thailand for living and buying a home. They differ in character. We compare them on the main criteria.
Closeness to Bangkok
This is Pattaya's main advantage. From Bangkok to Pattaya it is about 150 kilometres by motorway: 1.5 to 2 hours by car. That means you can go to Bangkok for the weekend, arrange documents, have medical check-ups or meet guests. From Bangkok to Phuket it is about 800 kilometres: people fly, and the flight is a separate cost and time.
Near Pattaya the U-Tapao airport is being built, and Pattaya is part of the Eastern Economic Corridor (EEC), where state and private investment is going.
The rainy season
Formally the monsoon season lasts from May to October, but in Pattaya, on the shore of the Gulf of Siam, it is milder and shorter: most of the rain falls in September and October, and in the other months it is more often short afternoon showers. The sea stays calm, and the beaches and excursions keep working. On the west coast of Phuket the sea is stormy in the rainy season, and some of the boat tours are cancelled. For those who live there all year round this is a noticeable difference: for most of the year it is warm and dry in Pattaya.
Roads and transport
In Pattaya itself the roads are wide and the network is developed: this is one of the city's main advantages over an island resort.
- The motorway to Bangkok and Sukhumvit highway along the city are wide, multi-lane arteries.
- Highway 36 leads to Rayong and the Eastern Economic Corridor.
- Parallel city streets: Beach Road, Second and Third Road - several axes, so a traffic jam can be bypassed.
- The eastern districts are connected to the coast by wide multi-lane roads.
- The city is building underground cables and storm drainage and renewing its waterfronts: the modernisation of Pattaya.
On Phuket the terrain is hilly, and the road network is limited to a few arteries along the coast and across the hills. Pattaya is flat, and there are more roads, they are wider, and it is easier to get from district to district. More: roads and transport in Pattaya.
Beaches and the sea
Phuket is known for its beaches and diving. In Pattaya the beaches are varied: lively city ones, quiet and clean Wongamat, long Jomtien, Koh Larn island 20 to 40 minutes away by boat, and clean, closed beaches on navy land: the Military Beach of Sai Keo and Nang Ram.
The Military Beach - as everyone in Pattaya knows it - is, in our opinion, better than Phuket's famous Kata and Karon beaches: the water is clearer, the sand is finer and lighter, there are fewer people, and there is no development and noise. It is in Sattahip, about 30 kilometres from Pattaya.
Housing and prices
Pattaya is noticeably cheaper than Phuket. According to 2026 market reviews, the median apartment price in Pattaya is about 100 to 140 thousand baht per square metre, while on Phuket it is about 144 thousand on average, and up to 170 to 350 thousand on the best plots of the west coast. The difference is especially large by the sea: for the same money in Pattaya you can buy an apartment in a building by the beach with a pool and infrastructure, while on Phuket you get a much smaller area or a house further from the shore.
The reason is supply: in Pattaya there are a great many apartments (in Jomtien alone there are several complexes of 500 to 1,800 apartments), so the choice is wider and prices are lower. Rent in Pattaya is also usually lower than in comparable districts of Bangkok and Phuket. There are many new projects: new builds in Pattaya. For a villa with a garden: Nong Pru, Huai Yai and Pong.
Infrastructure for a family
International schools (an overview of the schools), hospitals, shopping centres, parks and water parks, festivals: Pattaya received the "World City of Festivals 2026" award.
Cost of living and restaurants
Living in Pattaya is cheaper than on Phuket. According to the cost-of-living comparison service livingcost.org (March 2026), overall expenses in Pattaya are about 18% lower:
| Pattaya | Phuket | |
|---|---|---|
| Business lunch in a cafe | about $3.9 | about $6.7 |
| Dinner for two in a restaurant | about $33 | about $47 |
| Food per month (one person) | about $296 | about $352 |
| Monthly budget of one person | about $874 | about $1,059 |
Rent also differs: a studio or one-bedroom apartment in Pattaya usually costs 10 to 20 thousand baht a month, while on Phuket one bedroom in a condo is 12 to 35 thousand baht, and it is most expensive near the beaches of the west coast.
Pattaya has a large choice of restaurants for any budget: from Thai street food and seafood restaurants in Jomtien and Naklua to European, Russian, Japanese and panoramic venues. Groceries, markets and supermarkets are nearby in almost any district, and food delivery works across the city. For a family that lives here all year round, the difference in budget over a year is considerable.
Safety: tsunami
The coasts of Thailand are protected from tsunamis in different ways. The west coast, on the Andaman Sea, where Phuket is located, was badly hit by the Indian Ocean tsunami in December 2004: most of the victims were in Phang Nga province (Khao Lak), and the beaches of Phuket, such as Patong, also took a strong blow. It is a tragedy that is remembered and that still affects the choice of many buyers.
Pattaya is on the other coast, and there are several reasons why the gulf is protected:
- The Gulf of Siam is shallow. Its depth does not exceed about 80 metres, whereas the Andaman Sea opens into the deep Indian Ocean. Powerful tsunamis are born when the sea floor shifts abruptly in deep oceanic faults, as off Sumatra in 2004. There are no such zones in a shallow, enclosed gulf.
- The gulf is sheltered by land. On the west it is closed off by the Malay Peninsula and Indochina, so waves from the Indian Ocean do not reach it.
- The experience of 2004. The tsunami did not affect Pattaya and the other resorts of the gulf. The Thai Meteorological Department assesses the tsunami risk here as extremely low: the city stands on stable ground far from major seismic faults.
For those choosing a home for living and investing, this is one more argument in favour of Pattaya: fewer natural risks, easier insurance and more peace of mind for the family.
Summary
- Pattaya: close to Bangkok, a calm sea in the rainy season, a large choice of housing and infrastructure for permanent living and families.
- Phuket: the main beach and diving resort, further from Bangkok.
If you are choosing a place to live, and not only for a holiday, Pattaya is often more practical. We will find you a home: apartments for sale, rentals.
